BP Pension Trust Ltd bought Great House Farm from Western Ground Rents in 1969 and conveyed land to BP Properties Ltd in 1975. BP registered the title in 1982–83 and BP Properties Ltd was the claimant in BP Properties Ltd v Buckler, after which BP took possession of the farmhouse and demolished it.

Controlling parcel scope — 9 October 2026. The family’s established title case is that the 1877 arrangement took effect in 1928 and passed the full Parcel A to the Williams family: farmhouse/buildings, barn, stable and yard west of the house, garden, forest north of the house, and ground south-east later registered as VG41. Parcel B was the separate eastern agricultural fields. The 1939 agreement/plan is already held and depicts Parcel B only. The family’s account is that the 1949 attempt to make Mary’s Parcel-A occupation permissive failed, the title deed was reported missing in 1950–52, and on 4 July 1955 the “whole farm” wording was used while WGR enforced Parcel B and seized the Parcel-A north forest and south-east green as well. The remaining occupied farmhouse/buildings/garden group was only the part Mary could defend; it was not the full Parcel A. The missing 1969 root deed and 1971 abstract are a gap in the later chain descriptions affecting both parcel chains, not by themselves proof that Parcel A has no root.

‹Contested A + B description›The BP conveyance/registration narrative treats the holding as both parcels. The family’s established case is that Parcel A had passed to the Williams family in 1928 and was later swept into “whole farm” descriptions and registered extents. The 1969 root deed and 1971 abstract are absent from the 30 July 2026 HMLR schedule but are recited in the later chain; that gap affects both chain descriptions and does not by itself establish a Parcel-A-specific defect. The operative wording, plans and first-registration papers must determine what was actually conveyed/registered.
